Neighborhood Boundaries And Local Geography
Boulevard Heights is situated in southeast Atlanta and stands as one of the city's officially recognized neighborhoods within NPU-W. The northern perimeter of the community is defined by United Avenue and the Atlanta BeltLine right-of-way. Intrenchment Creek outlines the southern edge of Boulevard Heights, while Boulevard marks its western border. To the east, the neighborhood is bounded by a State of Georgia facility complex. Residents border Boulevard Crossing Park on the western edge, where two sports fields opened during phase one in fall 2011. The area is also an active member of South Atlantans for Neighborhood Development, which coordinates local recommendations alongside Grant Park and East Atlanta.
Historic Street Grids And Residential Development
Residential sections of Boulevard Heights include historic single-family properties originally platted in 1923. A traditional grid street plan was established across roadways such as Francis Avenue SE, Pershing Avenue SE, Lonetia Avenue SE, and Morley Avenue SE. Over the decades, segments of Lonetia Street SE and Pershing Avenue SE remained unimproved paper streets that left interior parcels landlocked behind existing homes. Recent redevelopment initiatives by Parkwood Living LLC have reconfigured these 1920s plats into updated single-family residential lots. These zoning approvals integrated neighborhood conditions addressing stormwater management, sidewalks, stream buffer protection, and tree removal. The resulting construction completes the historical grid network while maintaining the low-density character of the neighborhood.
BeltLine Access And Mixed-Use Additions
Boulevard Heights directly borders Segments 4 and 5 of the Atlanta BeltLine Southside Trail corridor. Major redevelopment has transformed the area where Boulevard Heights meets Grant Park near Boulevard, notably through The Penman project at 680 Hamilton. This complex repurposed seven acres of former industrial land into five mid-rise buildings featuring 275 apartments. The project introduced more than 7,000 square feet of commercial space known as The Outpost along the BeltLine. Planned commercial tenants fronting the corridor include a coffee shop, breakfast spot, and wine bar. Residents also enjoy quick access to nearby Grant Park attractions, including Zoo Atlanta, Sunday farmers markets at The Beacon, and East Atlanta Village.
