Neighborhood Geography And Setting
Colonial Homes occupies a distinct pocket in lower Buckhead centered along Colonial Homes Drive NW just off Peachtree Road. The neighborhood borders the residential community of Collier Hills North to the west and runs near commercial spaces along Bennett Street. At its northern edge, Colonial Homes sits just south of Peachtree Battle Avenue and the grounds of E. Rivers Elementary. The southern boundaries slope directly toward the greens of the historic Bobby Jones Golf Course. This positioning also places the community along the northern reach of the City of Atlanta's Atlanta BeltLine project. Local municipal and zoning matters for the area are reviewed within Atlanta's Neighborhood Planning Unit C.
Architectural History And Modern Redevelopment
Colonial Homes began in 1947 as a post-World War II garden and townhome apartment community that housed generations of Atlantans. Following an acquisition from Pope & Land, developer Pollack Shores Real Estate Group initiated a three-phase, one-hundred-million-dollar community rebuild. Phase 1 introduced The Jane at Colonial Homes, a six-story, 280-unit complex named after Bobby Jones' Calamity Jane putter. Phase 2 replaced 84 of the original 1940s townhome apartments along the south side with four- and five-story luxury apartment buildings. Phase 3 focused on extensive renovations across 128 apartment units on the north side of Colonial Homes Drive. These properties provide a blend of mid-century multi-family footprints and newer mid-rise apartment buildings.
Terrain And Memorial Park Conservancy Green Space
The topography across Colonial Homes features varying elevations, with newer multi-story construction placed on high ground such as 240 Colonial Homes Drive NW. Lower sections of the original 1947 property historically experienced flooding issues, which restricted redevelopment in specific low-lying zones. To enhance outdoor connectivity, Pollack Shores worked directly with the Atlanta Memorial Park Conservancy. This partnership resulted in a 1. 5-acre public park established in the center of the Colonial Homes property. The central green space connects neighborhood residents to the broader Atlanta Memorial Park system and the Atlanta BeltLine. It also borders the fairways of the Bobby Jones Golf Course, providing open vistas next to residential buildings.
